Home Acquisition Program (HAP) funds can be used for down payment and closing costs. Repayment required if property is sold or non-owner occupancy. First time homebuyer, income eligible.

Albany County

ACRHA – Homebuyer Incentive Program can be used for downpayment, repairs. First time homebuyer, income eligible.

Colonie

Down Payment Assistance and closing costs, deferred loan that becomes a grant if property is owned for 10 years. First time homebuyer, income eligible.

Rensselaer County

Homebuyer Incentive Program can be used for downpayment and closing cost assistance (RCHP). First time homebuyer, income eligible.

Schenectady

Down Payment Assistance, closing costs (Better Communities Neighborhoods, Inc). 5 year ownership requirement. First time homebuyer.

Troy

Homebuyer Incentive Program (HIP) can be used for downpayment and closing cost assistance. First time homebuyer, income eligible.

Buffalo


Amherst

Deferred, zero percent (0%) loans up to $50,000 for down payment and closing costs will be provided to income-eligible homebuyers obtaining mortgage financing for the purchase of a home. The funds can also be used to buy down points. The property to be purchased must be located within the legal limits of the Town of Amherst.

SONYMA  (East Buffalo)

East Buffalo DPAL used with SONYMA mortgage pay for down paymnet, closing costs, one time PMI payment. First time homebuyer, income eligible.

Cheektowaga

Properties located in Cheektowaga, NY.

NeighborWorks

Repayable DPAL ($8,000 min, $40,000 max). First Time Homebuyers purchasing a primary residence with a qualifying income of 80% or Less of the AMI. Allegheny, Cattaraugus, Chautauqua, Erie, Genesee, Livingston, Monroe, Niagara, Ontario, Orleans, and Wyoming counties.

City of Lockport

Amount given varies based on household and income. First time homebuyer, income limits apply.

Town of Hamburg

$20,000 purchase reduction, forgivable after 10 years for first time homebuyers. Purchase reduction subsidy; the buyer  is responsible for closing costs/escrow. Buyer is responsible for 5% of the down payment, closing costs and escrow. Income limits apply.

Rochester


NeighborWorks

Employer Assisted Housing Initiative (EAHI). Limited to employees of participating Rochester area companies. City of Rochester, NY only.  Not limited to first time homebuyers.

Pathstone

$2,000 – $5,000 repayable Closing Cost Assistance Loan. No min credit score – > 680 no stipulations, <680 min 3 trade lines/Alt Credit 12 months old paid on time, qualifying income cannot exceed 100% AMI. Monroe, Ontario, Wayne, Livingston, Genesse, Wyoming, Orleans counties only.

Down Payment Assistance & Rehabilitation Grant, 100% forgivable loan. First time homebuyer, income eligible.

Florida


Florida Housing Finance Corp (FHFC)

Repayable DAPL Up to 5% of the 1st Mortgage ($10K min, $35k Max). All employees of a Florida based company who work a minimum of 35 hours or more.
