5-STEP SELLER’S GUIDE

for a faster home sale this fall!

Homeowners play a critical role in the timely and successful sale of a property. These steps, and your guidance as a real estate agent will help your clients get top-dollar for their house!

1. DEPERSONALIZE

Potential buyers won’t be interested in old photos or personal effects, so pack them away. Making the mental decision to “let go” of the property will assist in the transition of focusing on their future home!

 

2. MAINTENANCE & REPAIRS

Broken or damaged appliances or features in the home will immediately drive down the price. Get that furnace or fireplace cleaned and inspected, as well as ensuring the kitchen, laundry and bathroom appliances are all in good condition. Repair any cracked tiles, damaged walls, cabinet drawers. It may be time for a fresh paint job - neutrals are more attractive to buyers than bold or bright colors. Be sure to hang on to any receipts for repair work!

 

3. DE-CLUTTER

In order to make a home appear spacious and clean, it’s important to minimize the amount of unnecessary items. Buyers love to explore closets and cabinets, so make sure those are free of clutter, as well as additional rooms (even the garage). Advise sellers to pack up items they'd like to keep; consider it a head start on packing!

 

4. MAKE IT SPARKLE

A clean home will be perceived as a well cared for home! Windows, walls, floors, cabinets, appliances and mirrors should all sparkle, and the kitchen and bathroom must be spotless. A carpet shampoo and grout cleaning will go a long way to improve the value of the home. Never underestimate a potential buyer’s eye for detail. Any minor signs of uncleanliness may be seen as problems. Enhance that shine by opening all curtains and blinds for any showings. Put brand new light bulbs in all fixtures, which should be on in full force if a potential buyer is present.

 

5. ENHANCE THE CURB APPEAL

Before a buyer even sets foot in the house, their mind is largely made up of whether or not they can see themselves living there. Ensure potential buyers get the best possible first impression by clearing the sidewalks and the yard. Grass and shrubbery should be presented as neatly as possible, and make sure buyers can clearly see the house number.
